How to Read This Number
This estimator uses the same per-square-foot bands we quote from, adjusted for pitch, height, and tear-off layers. It is deliberately a range rather than a single figure, because the two things that move a roofing price most are invisible from the street: the condition of the decking underneath, and how much flashing your roof line actually needs.
What the range already includes: tear-off, disposal, synthetic underlayment, ice and water shield, new flashing and drip edge, ridge ventilation, the material itself, labour, and cleanup.
What can move it up
- Rotten decking found during tear-off, quoted per sheet at a price you agree to in advance
- Complex roof lines with multiple valleys, dormers, and skylights
- Difficult access, tight lots, or landscaping that has to be worked around
- Chimney rebuilds or structural repair that is not roofing work
What can move it down
- A simple gable roof with few penetrations
- Single-layer tear-off on a one-story home
- Booking outside the summer peak, when crews have more room
Why we do not just show one price
Any roofer who gives you a firm number without measuring is either padding it heavily or planning to change it later. The honest version is a range now and an exact figure after somebody has walked the roof. That visit is free, and it is the only way to know what is under the shingles.

Numbers
It is accurate as a range. It uses our real per-square-foot pricing bands adjusted for pitch, stories, and tear-off layers. It cannot see your decking or count your flashing details, which is why the on-site measure exists.

Gutters are quoted separately but usually done at the same time, since the drip edge and the gutter interact. Ask when we come out.
