Roof Maintenance in the Puget Sound

Moss is the local roof killer. Regular clearing, treatment, and small fixes are the cheapest years you will ever buy on a roof.

Roof Maintenance Done Properly

Puget Sound roofs do not usually fail from sun. They fail from moss and standing debris. Moss holds water against the shingle, lifts the tabs as it grows underneath, and works its way toward the deck. Fir needles pack valleys and gutters until water backs up under the course above.

A maintenance visit clears all of that, treats what is growing, replaces the handful of shingles that have already been damaged, and reseals the exposed fasteners. It is the difference between a twenty-year roof and a twenty-eight-year roof.

What a maintenance visit covers

  • Clearing needles, leaves, and debris from valleys, ridges, and gutters
  • Moss removal by hand and brush, never by pressure washer
  • Zinc or approved moss treatment applied to stop regrowth
  • Resealing exposed nail heads and tired sealant at penetrations
  • Replacing individually damaged shingles found on the walk
  • A short photo summary of anything worth watching

Why moss matters here

01It lifts the shingles

Growth under the tab breaks the seal and opens a path for wind and water.

02It holds moisture

A wet shingle never dries out, and the mat underneath degrades faster.

03Pressure washing destroys roofs

It strips granules and drives water under the courses. We never do it.

04It comes back

Removal without treatment buys you about a year. Treatment is the part that lasts.

Questions About
Roof Maintenance

Most Puget Sound homes do well on an eighteen-month to two-year cycle. Heavily shaded lots under firs need it annually.

No. Pressure washing an asphalt roof strips the granules that protect it. We remove moss by hand and treat the surface.

If the roof has five or more years left, yes. If it is already failing, we will tell you to put the money toward replacement instead.
